DreamBuilt, LLC is a design/build firm established in the Lake Oconee area in 1999. The company specializes in custom home building with over 120 completed homes and is also proficient in light commercial construction with eight completed buildings and multiple additions/renovations also in their portfolio. The company is made up of two couples with over 80 combined years of experience. Their collective knowledge of the building process is an opportunity for you as a property owner to get the best of all worlds in the planning, designing, estimating, product selection and construction of your home or business.
DreamBuilt's four partners are Jim and Paige Ruhl and Derek and Ann Welch. The two couples met at Georgia Tech where Jim, Derek and Ann received degrees in Building Construction and Paige her Masters in Architecture, each worked in various areas of their industry. Jim and Derek worked as project managers for construction companies in Atlanta including R.J. Griffin, W.H. Bass and San/Dall Custom Homes, Inc. on projects such as medical buildings, condominiums, office spaces, restaurants and custom homes. Paige worked for a small architectural firm before spending seven years in Delta Air Lines' Corporate Real Estate department. Ann started her career as a custom home coordinator for John Wieland Homes & Neighborhoods, Inc. and San/Dall.
The couples combined their expertise to form the complete design build team of DreamBuilt. Each partner provides services specific to their expertise so that clients are working with the company%u2019s owners during every aspect of the project rather than second level management. Paige works with clients to create projects from a raw concept or reviews projects in the plan library to be adapted for a specific property or works with other architect's plans to get them construction ready. She coordinates with engineers, landscape architects and local building authorities through the project's submittal to the appropriate neighborhood/development's review board. Ann is responsible for the coordination and scheduling of all interior selections. She has resources to complete all selections in house and with local vendors or she works hand in hand with interior designers at an owner's request. She runs the company's accounting department so she verifies that the selections are made within budget and on a schedule to stay ahead of construction. She makes certain that subcontractors and vendors are paid weekly and issues timely invoices to ensure our financial stability. Jim and Derek are hands-on Project Managers. They create project estimates and manage contracts daily as they oversee construction. They supervise subcontractors, suppliers, deliveries and timelines to create projects that are on schedule and within budget. Each partner communicates regularly with clients to ensure complete understanding of the most recent activity whether the owners live in the area, in another part of the country or around the world.
